1. Initial Consultation

We start our process with an initial phone call that our office staff will set up with one of our project consultants. During this call the consultant will inquire about the scope of work, wants and needs, timeline, goal and objectives, design criteria and if possible discuss ball park budgeting. If you have your own plans, it would be helpful to let our office staff know so that they can arrange having a copy available to the consultant prior to this phone call.
Approximate time: 30 minutes

After an initial phone call, you are invited to the Lundberg Builders office or the consultant will visit your home to discuss your forthcoming project. We will then focus on your project needs, from the initial must-have items to wish-to-have items. We’ll review anticipated house size, design ideas, and discuss a more formal budget range. We will also review of our construction management format, if after this meeting you wish to proceed we will email you a copy of our agreement.
Approximate time: 1-2 hours

2. Preliminary Design

  • We visit your site to take necessary photographs, review for proper orientation, physical terrain contours, and neighboring structures
  • Review scope of project for local building, zoning, health department codes, and critical area regulations
  • Prepare preliminary floor plans and elevations for your review
  • Begin construction specifications and owner product selections*
  • Prepare preliminary cost estimate
  • 3 or 4 design meetings are usually required

Approximate time: 4-6 weeks pending size and complexity of project

*Owner product selections are not required during this phase all though they are very helpful.  We know that there are a lot of decisions that go into this and sometimes you just don’t know or need to be in the space with all pieces to make your decision.  That is ok we can build allowances into your budget based on our discussions and then you make those decisions when you are ready.

3. Construction Documents

  • Completion of working drawings and construction specifications
  • Review of product selections
  • Final construction management budget
  • Begin grading plan and permit process, if required

Approximate time: 5-8 weeks

4. Construction

  • Building and grading permit applications
  • Protection of existing structure and grounds as required
  • Begin construction

Approximate time will depend on the scope of work, and selections you choose.
